Commercial Interior Design

Space planning and zoning against an as-built survey, design development, renders and material palettes, FF&E specification and schedules.

Fit-Out & Finishing

Gypsum, flooring, cladding, paint and joinery. Mechanical and sanitary coordination, glass partitions, doors, snagging and handover.

BOQ, Specifications & Cost

Bills of quantities, specification writing and cost breakdowns, plus scrutiny of a BOQ issued by others before it goes to tender.

Furniture Supply & FF&E

Furniture and fixtures selected against the approved design. Supplier sourcing, samples, quantities, finishes and delivery to site.

Material Approvals & Submittals

One governing submittal register, approval-class mapping, rejected-first priority queues and supplier prequalification on commercial criteria.

Exterior Design

Facade and exterior treatment developed alongside the interior scheme and specified to the same documentation standard.

We start from a written scope. Survey, space plan, specification and a bill of quantities, so inclusions and exclusions are visible before anyone prices the job.

Design, procurement and finishing works run against one approved document set. Material submittals and approvals are tracked on a register, and interfaces with other contractors are identified in the proposal rather than discovered on site.

Design is authored in-house. Where a deliverable requires a licensed engineering seal it is issued by our engineering-office partner under their licence. We do not represent ourselves as an engineering office, we do not issue technical or code-compliance opinions, we do not file permits, and we do not provide site supervision.
